The Joe Serna Jr. Mortgage Assistance program provides farm workers in Santa Cruz County who qualify with a zero percent, $100,000 loan to help pay for a down payment on a first home.
Qualified participants can use the program to buy an affordable home, condo, or townhome in Santa Cruz County. All homes have income, age and size requirements.
This program helps families become first-time homeowners by purchasing affordable homes in the community. Families will not spend more than 30% of their income on housing costs.

Eligibility Requirements
Applicant must be an agricultural worker, which means an individual who derives or, prior to retirement or disability, a substantial portion of their income from agricultural employment, including the delivery and preparation of commodities for market or storage of agriculture products.
Low-income (income not to exceed 80% of the area median income)
Credit score (minimum 620, with exceptions for lower score)
Must be a first-time homebuyer (not owned a home in the last 3 years)
All people on the loan must also be included on the title
Applicant must be a US Citizen or legal permanent resident
