Habitat for Humanity Monterey Bay sells affordable homes to low-income households within Santa Cruz and Monterey Counties. Approved homeowners qualify for a monthly housing payment (mortgage, property tax, insurance, HOA fee—if applicable) equal to 30% of their gross monthly income. Since 1989, we have built 50 homes within the Monterey Bay region. 

Habitat Monterey Bay is pleased to announce that the application period is now open for a home located in the Live Oak area of Santa Cruz.


How to qualify for a Habitat home


Habitat Monterey Bay selects families based on three criteria:

  • Need for improved housing

  • Ability to pay an affordable mortgage

  • Willingness to partner with Habitat for Humanity


Need: Families must demonstrate a significant need for improved housing, such as:

  • Housing costs exceed more than 30% of your monthly income.

  • Your living conditions are overcrowded, unhealthy, or unsafe.

  • If living in subsidized housing, you may be eligible.

Ability to Pay: In order to purchase a Habitat Monterey Bay home, a family’s source of income must be steady, verifiable and meet the following qualifications:

  • Able to pay a long-term mortgage, a $1,500 down payment, and 1-2% of the mortgage in closing costs.

  • Gross income (before taxes) for all family members who reside in the home will be reviewed.

  • Habitat works with applicants earning up to 80% of Area Median Income by household size. General Habitat homeownership program current income ranges are:

Willingness to Partner: Partnering with Habitat Monterey Bay means you will agree to attend classes, participate in events, be an advocate for Habitat Monterey Bay, and complete 500 (volunteer) hours of sweat equity. Sweat equity provides you with the opportunity to work alongside volunteers constructing your future home. Construction experience is not necessary. Partner households must complete 500 hours of sweat equity after they are approved.
